Roof coatings and restoration

Commercial roof coatings.

If the roof is still sound underneath, a coating can restore it without a tear-off. A seamless, reflective layer that stops leaks, protects the old roof and buys you time to plan.

In short

A roof coating is a liquid applied layer that cures into a seamless membrane over an existing roof. It works when the deck and insulation are dry. It is not a fix for a roof that is wet or coming apart.

When you need it

Is your roof a candidate?

  • The deck and insulation are dry
  • The existing roof is still attached and solid
  • Leaks are at seams, laps and fasteners, not everywhere
  • You want to delay a full replacement
  • You want a bright, reflective roof surface
  • You cannot shut down for a tear-off
Who it is for
  • Industrial and warehouseLarge metal and low slope roofs.
  • Wineries and agricultureMetal and single-ply roofs, many with solar.
  • Commercial and retailRestore without closing the store.
  • Owners planning budgetsStabilize now, replace later on your schedule.
Problems we solve

Restore instead of replace.

Seamless and watertight

The coating cures into one continuous layer over seams, laps and fasteners.

Reflective surface

A bright coating reflects sunlight and can lower heat gain into the building.

Less disruption

No tear-off, so there is less noise, debris and downtime.

Budget flexibility

Restore now and plan a full replacement for later.

Acrylic

A reflective option for roofs that drain well, often used on sloped metal roofs. Needs dry, warm weather to cure.

Silicone

Strong UV resistance and good tolerance of ponding water, often a fit for aging low slope roofs. Adhesion testing matters.

Reinforced liquid applied

Base coats with fabric at seams, flashings and penetrations for the toughest details.

A coating is not a substitute for replacement when insulation is wet or the roof has lost adhesion. An inspection or infrared scan tells us which you have.

How it works

Done right from prep to topcoat.

  1. 01

    Inspect and test

Roof walk, moisture check and adhesion test where needed.

  2. 02

    Prep

Clean, repair seams and details, replace any wet areas.

  3. 03

    Coat

Base and top coats, reinforced at seams and penetrations.

  4. 04

    Hand off

Final walk, close-out documents and warranty paperwork.

FAQ

Questions owners ask.

Something else on your mind? Call (855) 762-7663.

Is my roof a good candidate for a coating?

Usually yes if the deck and insulation are dry and the roof is still attached and solid. If there is wet insulation or widespread failure, replacement is the better choice. We check before we recommend.

How long does a roof coating last?

It depends on the product, the thickness applied, the roof underneath and maintenance. Warranty terms vary by system. We show you the options for your roof.

Can you coat a metal roof?

Yes. Metal roofs are one of the most common uses for coatings. Our Dixon project was a coating over an industrial metal roof.

Acrylic or silicone?

Acrylic suits roofs that drain well and is common on sloped metal. Silicone handles ponding water and UV well on many low slope roofs. We recommend after we see the roof.

Can my business stay open during a coating?

In most cases, yes. There is no tear-off, so the work is quieter and cleaner than a replacement.

Does a reflective coating help with cool roof rules?

Reflective coatings can help a roof meet cool roof requirements when the product is rated for it. We confirm the requirement for your project.
